The Better Business Bureau is seeking nominations for an award for ethics.


The BBB Torch Award for Marketplace Ethics is the highest honor the organization can give. It crosses all industry and product lines and centers on ethical behavior in the marketplace. No business is too large or too small to be considered.


Deadline for submission is Feb. 1.


Nomination forms are available at bryan.bbb.org and can be found by calling 260-2222 or 1-800-392-3798.


The BBB will look into high ethical standards in dealing with customers, employees and suppliers; effective, straight-forward advertising; friendly, helpful employees; and simply a good reputation built by a history of solid business practices within the community.

Better Business Bureau to give Torch Awards

More than 300 tickets have been purchased for next week’s Better Business Bureau’s 14th annual Torch Award for Marketplace Excellence luncheon. Deadline to purchase tickets is noon Friday.

For tickets, call the BBB of North Central Texas at 940-691-1172. Tickets are $40 each. No tickets will be sold at the door, according to BBB president Monica Horton.

“This is for the Better Business Bureau’s Louis J. Rodriguez Ethics Scholarship,” Horton explained. “We will begin accepting applications in April.”

Horton said applicants must be a resident of the 16-county BBB service area and a student in the Dillard College of Business Administration at Midwestern State University.

“The students (applicants) are asked to write an essay about an ethics dilemma they have experienced or seen someone else experience,” Horton said.

Homes in Super Bowl area get spruce-up

When her 93-year-old mother died in May, Patricia Goerdel, who was her live-in caregiver the past seven years, was left with a worn-out house and not enough money or energy to fix it.

Then hope knocked on her door.

In fact, it swept through her neighborhood on Drummond Drive in Arlington, as the charitable nonprofit Rebuilding Together signed up a dozen homes in the low-income neighborhood for free major repairs and renovations.

It also promised minor touch-ups, such as clutter removal and landscaping, for most other homes on the two-block street, and has arranged for new playground equipment for nearby Speer Elementary School, where 98 percent of students are eligible for federal school meal programs.

Officials with the city and the group’s Greater Dallas chapter have set an 11:15 a.m. news conference today on Drummond Drive to announce Kickoff to Rebuild 2011, a three-week Super Bowl-linked project to help struggling homeowners.

It was good timing for Goerdel, 68, although she, like many neighbors, said it was difficult to accept help. “At my age, getting a job didn’t seem really feasible, and there were so many things that needed to be done here — and then here come these two little ladies beating on my door,” said Goerdel, who is living mostly on Social Security and a dwindling annuity fund. “I thought, ‘Holy cow, this could be the answer to the prayers I didn’t even know how to utter.’”

The Greater Dallas chapter is one of 200 affiliates of Rebuilding Together, which was founded 30 years ago and renovates, repairs and rebuilds 10,000 homes and community centers annually across the nation. Work commonly includes foundation and floor repair, roofing, painting, drywall replacement, weatherproofing and providing handicapped access.

For 16 years the group has teamed with the National Football League to help revitalize low-income communities in Super Bowl host cities. The goal is to make improvements that will add value long after the spotlight leaves town.

The Drummond project, which will use hundreds of volunteers and donated cash and materials, will add about $300,000 worth of property value to the neighborhood, said Jill Lucien, a board member of the Greater Dallas chapter.

“We believe every homeowner deserves a safe and healthy place to live,” Lucien said.

Firm protests damage done to house

In the city’s demolition of a blighted, vacant house in Richmond, an adjoining house that was on the market for $88,000 was damaged in the process.

Covered on one side with plastic tarps, disjointed with a collapsed staircase and floor, the house sits with a condemned sign posted on the front.

Brian Liggan, owner of Virginia Capital Realty, which was trying to sell the house, said he was aware of the wood rot in the shared wall.

The demolition in late December exposed problems but created more, he said. “The house was in fair condition; it was habitable. Now it’s been condemned by the city because of what they did.”

No one can enter or live in a condemned house until the owner fixes the problems or tears the house down.

The house, at 905 Kinney St., had been on the market since September.

Like thousands of houses in the city, it was sandwiched between two row houses. The house on one side, vacant for 13 years, was an imminent threat. The house on the other is painted and occupied.

The triplex is in the Carver community, north of West Broad Street near Virginia Commonwealth University campus.

Once the one house was demolished, it was clear that other house had problems, said Rachel Flynn, director of planning and development review for Richmond.

“If it was relying on the structure of the side house [to stand on its own], it shouldn’t have been.”

Liggan said he was notified by the city the same day of the demolition, giving him no time to get a crew in to shore up the house for sale.

The for-sale house, assessed for $142,000, has been vacant since April. The out-of-state bank owner, which took possession in a foreclosure, has not decided what to do with it, given the new circumstances, Liggan said.

Liggan learned about the city’s offer to help with repairs this week.

“That sounds reasonable,” he said.

Still, the city should have taken precautions to stabilize the house before the demolition, he said.

Liggan said he had received bids of about $7,000 to fix the wood rot. “Yes, there was rot, but the house wasn’t sagging.”

Flynn said the house is salvageable.

“Unlike the other house, it’s not going to fall down,” she said. “If something is not done soon, it will become an imminent threat.”

Museum issues SOS for 1897 structure

BATH ? One of the oldest shipyard buildings on the Maine Maritime Museum campus, which was once saved from a devastating fire nearby, is now on its last legs. The museum is seeking grant money to save the structure again.

The 1897 Paint and Treenail Building, a holdover from the Percy and Small Shipyard, ?has several significant structural problems,? wrote Bath Codes Enforcement Officer Scott Davis.

The Bath City Council on Wednesday will hold a hearing to discuss applying for a Community Development Block Grant for as much as $100,000 to help fund repairs to the building. If state officials approve the grant application, the council will be asked to vote in support of it at a future date.


?This building is one of the major buildings on the museum site, which is visited by (more than) 45,000 people a year,? wrote Davis in a document in support of the grant application. ?It?s one of the only original Percy and Small buildings left, where people can experience it as it was (more than) a century ago.

?It?s historically and architecturally significant to the museum, and the city and its shipbuilding heritage, and its deficiencies are heading to the point where the museum will have to close it to the public,? he continued.

Charred wood can still be seen on the eastern internal walls of the Paint and Treenail Building, which was spared from a 1913 blaze that leveled the nearby blacksmith shop, the only building at the shipyard where workers were allowed to smoke.

As its name suggests, the Paint and Treenail Building was where Percy and Small workers mixed paint and produced wooden stakes known as treenails.

According to museum literature, between 26,000 and 34,000 treenails, pronounced ?trunnells,? were produced for each large schooner built at the shipyard.

Due to the activity, and large pencil sharpener-like machines used for it, the building was constructed without support beams. The design was functional for its use at the turn of the 20th century, but has contributed to its structural problems today.



?Part of the problem now is the original construction, in which the top two floors are suspended from the ceiling,? Dave Garrison, museum communications director, told The Times Record last week. ?It was built that way so posts wouldn?t be there to interfere with the machinery.?

It is not uncommon for basement repair contractors to oversell their services. I have seen this happen many times with companies that, through intent or ignorance, promote much more repair than a home really needs. With more than 75 foundation repair ( Foundation types

Remember this: There are no perfect houses. Simple plaster flaws or a seasonally sticking door are no cause for panic. However, damage that includes a break in the wallboard, leaning or split basement walls, springy floors, doors that won?t open, or recurring wall leaks require attention and should be evaluated.

You may know someone who has training or experience in home construction; if so, ask him to look at the damage. Even if he isn?t sufficiently schooled in codes and practices to appraise your damage, he may be able to refer you to a colleague who is.

It should surprise no one to learn that I favor using a structural engineer for damage assessment. Licensed engineers and architects are empowered by the state to evaluate and certify buildings for safe habitation. No other disciplines have this authority. Engineers are also bound by a code of ethics to restrain side-stream business deals that return money for referrals. In short, engineers who have nothing to sell but their know-how only recommend what is essential for the stability and safety of a home.

My business partner, Bill, was asked to look at a home described by the caller as ?severely damaged.? She referred to her house as ?a disaster.? Bill used a surveyor?s level to define basement wall elevations and found that the back wall, center I-beam, and side wall all measured within a half inch of each other? well within accepted limits. When he measured the front wall, though, it varied over 2 inches in one corner and this condition was broadcasting damage symptoms throughout the house. When Bill left, the owner had a clear picture of where the problem was and, equally important, where it wasn?t. He gave her a drawing and a written repair plan that were focused and specific to her needs. When all the bids have been received, we can review them to make sure they address the exact problem and nothing more.

Here are some key things to consider:

Do not have your primary damage assessment done by someone who also sells repairs. Ask about that before you set an appointment. It is not unusual for an advertised ?inspector? to have silent affiliations or financial interests in a repair company.

Ask for referrals, and call them. I know of a client who was given three referrals that were out-of-town numbers. Presumably the contractor felt she wouldn?t call, but she did, and got negative feedback from two of the three.

Check with the Better Business Bureau and read company profiles on Web sites before you call.

Do not pay up-front fees. Agree to a payment schedule that starts with delivery of materials and has final payment only after work is satisfactorily completed.

Many Yellow Pages contractors were not in the book two years ago, and some will not be there two years from now. Warranties are only as good as the company that stands behind them. Ask how long the contractor has been in business under the present name.
